Waddell Crossing Project Update

The Waddell Crossing development is a mixed-use development integrating multi-family residential and commercial uses on the approximate 45 acres located at the southwest corner of Cotton Lane & Waddell Road.  Dominium is proposing Site Plan application no. FS22-1418 to develop the south approximate 28 acres of the overall property for a senior-community and a family-oriented community.

DEVELOPMENT PLAN

The Waddell Crossing development (previously called Truman Ranch Marketplace) is zoned Planned Area Development (PAD).  The PAD zoning, which was approved in 2008, allows for both multi-family and commercial uses.  No changes are proposed to the approved PAD zoning. 

 

More recently, in August 2022, the City approved a Preliminary Development Plan for the property that conforms to the Truman Ranch Marketplace PAD, which included establishing a conceptual site plan and the density for the property.

Site Plan application FS22-1418 was submitted to the City, which creates the foundational site plan for the senior-living and family-oriented communities and establishes  architecture, site layout, and landscaping.  The Site Plan is scheduled for consideration by the City's Planning & Zoning Commission on May 18th.

Waddell Crossing is a planned mixed-use development on 45 acres located at the southwest corner of Waddell Road and Cotton Lane in Surprise, Arizona.  Waddell Crossing will include a neighborhood commercial shopping center and senior-oriented and family-oriented multi-family communities.
